Questions and answers
How long does a valuation take?
The timeline depends on the type of asset and how complete the documents are, and is set precisely in the contract for each job. For complex assets – a company, aviation assets, several assets – the timeline is agreed separately.
What documents are needed for a valuation?
For real estate – a document confirming ownership (a cadastral document or certificate) and the technical passport. For machinery and equipment – technical documents and the book value. The appraiser will tell you the exact list when you send a request.
How is the valuation fee set?
The fee depends on the type of asset, the number of assets, their complexity and the purpose of the valuation. The exact amount is agreed before the contract is signed and is stated in the contract.
What is E-IMZO?
E-IMZO is an electronic digital signature. The report is signed with the E-IMZO of the appraiser and of the company, so it has the same legal force as a paper copy, and if it is altered the signature breaks.
How can a report be verified by QR code?
There are two ways. First: scan the QR code on the report with a phone camera. Second: on the «Verify a report» page, enter the report number and the 8-digit access code printed on the last page of the report next to the seal – the number alone is not enough. The result shows whether a report with that number was prepared by the company, on what date, and whether it has been altered.
Does the appraiser visit the asset?
Yes. The asset is inspected on site, measured and photographed. A remote valuation is done only where separately agreed in the contract.
What is YaMBS?
YaMBS is the National Valuation Standards of Uzbekistan. All reports are prepared in line with them: the method is justified and the calculations are shown openly.
How do I order a valuation?
Press the «Request a valuation» button on the website, or call +998 91 699 09 07, or write to @perception_value_bot on Telegram. An appraiser will contact you to agree the documents and the fee.
What if I disagree with the value?
First set out your objection to the appraiser in writing: the appraiser will go through the calculations with you and, if an error is found, correct the report. If the disagreement remains, the report can be submitted for review to another independent valuation firm.
How long is a report valid?
It depends on the type of asset. Under clause 51 of YaMBS, the final value stated in a report may be used as follows: machinery and equipment, inventories, other assets and liabilities – if no more than six months have passed since the report date; real estate, businesses and interests in a business, intangible assets and intellectual property – if no more than twelve months have passed. In a retrospective valuation the conclusion is valid only as at the valuation date. Source: National Valuation Standard, approved by Cabinet of Ministers Resolution No. 3487 of 28.12.2023, clause 51.
